A Phase I Environmental Site Assessment (ESA) was performed on an undeveloped, 1500-acre agricultural property located in Franklin, Williamson County, Tennessee. The ESA was performed to identify the presence or likely presence of any hazardous substance or petroleum products under conditions that indicate an existing release, past release, or a material threat of a release into structures, soils, groundwater, or surface waters. The Phase I ESA allowed the client to satisfy requirements to qualify for the “innocent landowner” defense to CERCLA (Superfund) liability also known as “due diligence” performed for a property in transition.
