A Phase I Environmental Site Assessment (ESA) was performed on an undeveloped, 12-acre property located in Franklin, Williamson County, Tennessee. The ESA was performed to identify "apparent" environmental conditions that may indicate an existing release, past release, or a material threat into structures, soils, groundwater, or surface waters. The Phase I ESA allowed the client to satisfy requirements to qualify for the “innocent landowner” defense to CERCLA (Superfund) liability to and develop the property for commercial use.
