After providing preliminary due diligence in determining best site location, Ragan-Smith proceeded with obtaining a revision to the future land use plan that allowed IR (after requesting a modification to zoning ordinance) and subsequent rezoning of the property to an IR PUD. Ragan-Smith coordinated and oversaw all proposed and acquired incentives with local and state agencies. Mass grading, site plans, a traffic impact study, a truck route assessment, and off-site infrastructure packages were provided for the +/-64 acre site that included three (3) structures comprising of +/-311,000 S.F. all being completed with a design/ build approach. Ongoing work includes permits and construction administration.
